Terms and Conditions

 

A reservation deposit of $120.00 (USD) or 10% of the booking value (whichever is higher) is required at initial booking to guarantee accommodations and is applied to the last day of your reservation. The dates are not secure until confirmed and deposit paid, all prices are subject to change without notice.

The final balance of rent (USD) is due in full 8 weeks before arrival date.

If reservation is made within 70 days of arrival date, payment will be required in full.

Credit cards are accepted.

Payment through Paypal is also accepted.

Money Orders and Checks are accepted. All personal checks must be bank or credit union issued with name and address printed on check. Temporary personal checks are not accepted.

The owners reserve the right to cancel the booking if full payment is not received by the due date.


CANCELLATIONS:

Any cancellation made after the initial deposit of $120 (or 10%), is paid, will be forfeited should cancellation occur.

Cancellations made between 4 to 8 weeks of arrival date that result in a shortened stay, will result in a loss of the full deposit plus 50% of the balance.

Cancellations made within 4 weeks of arrival date that result in a shortened stay, will forfeit full advance payment and security deposit. Cancellations or early departure does not warrant any refund of rent or deposit unless the above terms are met.

CANCELLATIONS FOR MONTHLY RENTERS:

Cancellations made more than 12 weeks prior to arrival will incur a $100.00 (USD) cancellation fee. Cancellations made between 8 to 12 weeks of arrival date that result in a shortened stay, will result in a loss of the full deposit.

Cancellations made within 8 weeks of arrival date that result in a shortened stay, will forfeit full advance payment and security deposit. Cancellations or early departure does not warrant any refund of rent or deposit unless the above terms are met.


CHECK-IN TIME 4:00 PM
There is no early check-in time unless confirmed in writing, by ourselves, prior to check in. Check-In is done at the Reception Desk in the Clubhouse. The Reception Desk is open 24 hours a day, 7 days a week. So if you have a late flight, don't worry.

CHECK-OUT TIME 11:00 AM
This agreement does not create a tenancy of residence. You must depart at the appropriate time.

OBTAINING KEYS
The resort is like a hotel. Key cards are obtained from the Reception desk at the Clubhouse, which is open 24 hours a day, 7 days a week, ALL YEAR. You will also need the key card to access the resort facilities, such as the pools and the Clubhouse.

NO SMOKING
This is a non-smoking unit. All smoking must be done outside with the doors and windows kept closed so as not to let any smoke into the townhouse. Any extra cleaning charges needed because of smoking will be charged to your credit card. This includes, but is not limited to, bedding, drapes, furniture, and carpeting.

NO PETS
Per our Home Ownership Association rules, pets are not allowed in the townhouses nor on the premises.

RESORT POLICIES:

The resort is run like any hotel. Check-In is at the Reception desk in the Clubhouse, where you will be given directions to the townhouse and key card for admittance to the resort facilities. Keys are located in a key box at the property. You will be given the code for this box when full payment is received.

 Once your stay is over, the property will be checked for damages.  
Please report any damages to the Property Management group.

At check-in, you will be charged a $12 a day resort fee for use of the resort facilities.


ADDITIONAL POLICIES:

The maximum number of guests staying in the townhouse will be 10 people---only 2 people per each bedroom plus 2 people on the pull-out sofa bed.

The townhouse is reserved exclusively for those on our booking form.

Once the booking have been made, the renter has agreed to abide by the rules of the owner and the resort.

The property will be treated with respect and left in the same condition as when the renter arrived. The renter will pay for any damage to the unit or loss.

NO daily maid service. This is a self-catered unit. Maid service is available through the resort for a fee.

Rates include a one-time linen/towel setup. Amenity fees are included in the rental except for any additional fees charged by the resort for rentals that are not stated as included by the owner.

Rates include the cleaning fee if stays are for 5-nights or longer.

Stays of 1-5 nights will incur a cleaning fee of $95.

Cleaning fees are inclusive for rentals of 6 days or more.

Rates are subject to change without notice.

The owner is not responsible for any liability for events that are not under the owner’s, resort’s, or property management’s control. “Force Majeure” refers to events or conditions that could not be foreseen or avoided, even with 
due care. This includes but is not limited to:

Acts of God---natural disasters (earthquakes, hurricanes, floods, fire) Wars, riots or other major upheaval (war, threat of war, riot, civil commotion or strife, hostilities, terrorist activity, nuclear disaster, government action, technical problems with transportation, industrial dispute, or other events.
